OUR SERVICES
Construction Management
We can provide a full time Project Manager and Field Superintendents to manage the construction of any project. Our PMs will write all the subcontracts and purchase orders for the Owner’s review and execution.

We will manage the project budget, schedule, issue all submittals, RFIs and daily reports.
​
Our fee on this will consist of our negotiated general conditions/supervision and a fee that is generally 2% of the total hard cost of the project
Fee Development
We will provide a detailed agreement to the Owner that will specify the scope of duties and authority assigned to IDS.
IDS will assemble and direct the Project Team, including architect, contractor, engineers, and other necessary professional services.

Our Project Team will carry out all activities necessary to define the project’s market; conceptualize, plan, and design the project to meet that market; obtain all entitlements for the project; build public and governmental support of the project; generate the marketing plan to attract interest in the project from prospective tenants and/or purchasers; and prepare the project for construction.
Additionally, we will establish and maintain the project schedule (in concert with the contractor), review and approve all contractors’ bids, assure compliance with project budget, conduct field inspections of project progress, resolve design and construction problems, approve all change orders, coordinate owner-tenant concerns, review punch-lists, obtain occupancy certificates, and place the building in service.
Fee Developer services are provided on a percentage fee basis. The fee is based on the total project cost and is on a sliding scale, reducing as the size of the project increases.
Owner's Rep
As an Owner’s Representative, IDS will take on all responsibilities of an absentee or passive owner in the development process. A detailed agreement with the Owner will specify the scope of duties and authority assigned to IDS.
In this capacity, we effectively act as the owner in his/her absence, while maintaining ongoing communication and reporting to apprise the Owner of the project’s status.

Our fee as an Owner’s Representative can be based on time and expenses or lump sum and is open to negotiation.
